What is a cure period?

A cure period is time given to fix (“cure”) a breach of the lease (like late rent or a rule violation) before the other party can escalate.

What to look for in the clause

  • Trigger: What counts as a breach?
  • Clock starts: When does the cure period begin — notice sent or notice received?
  • How to cure: Pay amount? Stop behavior? Provide documentation?
  • Method of notice: Mail, email, hand delivery, portal?
